IMPACT Strategies Helps Weir Parts Distribution Gain Substantial Efficiencies with New Facility Completion in Red Bud, IL

IMPACT Strategies recently teamed up with J.R. Rentals, LLC to complete their 114,000-square-foot warehouse and office building for Weir Parts Distribution in Red Bud, Illinois. The new top-of-the-line facility for the all GM, all Ford, and Chrysler-Dodge-Jeep-Ram parts dealer was designed by Quadrant Design, Inc, of Waterloo.

“Until now, our business operations had been spread out over 10 different storage buildings. The new facility enables us to consolidate our operations, which undoubtedly will benefit our employees and customers,” said Norman L. Roy, owner of Weir Parts Distribution. “I couldn’t have been more pleased with how IMPACT Strategies handled the challenges along the way. Even the weather didn’t stand in their way to get this project completed on time,” he added.

Substantial efficiencies are expected to be gained with the new facility and its custom technology and conveyors. The warehouse has space to accommodate the 74 trucks in Weir’s fleet and office space for their 100+ employees.

IMPACT Strategies Completes Construction of Region’s First University-Connected Retirement Community

Construction-management firm IMPACT Strategies recently completed Cedarhurst of St. Charles, a $17.5 million senior living community located in St. Charles, Missouri. The 99,000-square-foot, 100-unit assisted living and memory care community is part of University Commons, a mixed-use development directly across from Lindenwood University’s flagship campus. The facility celebrated its grand opening June 25.

IMPACT Strategies served as the construction manager for the project, providing turnkey services from start-to-finish and overseeing all trade subcontractors. The large scale of the project presented a number of challenges along the way due to the limited site area and ongoing adjacent development. Those constraints did not create any major set-backs for IMPACT due to its previous experience building similar Cedarhurst properties. IMPACT also had familiarity with the University Commons development from having previously constructed the Schnucks grocery store in 2014.

We have built four senior living communities for Cedarhurst in the past eight years, but this one in St. Charles is the largest and certainly the most challenging.”

IMPACT Strategies Builds New Medical Center in Collinsville

IMPACT Strategies today announced it has completed construction of a 12,000-square-foot medical center for JCH Collinsville, LLC. The building, occupied by Southern Illinois Health Foundation, is located at 1215 Vandalia St. in Collinsville on IL-159 next to Cedarhurst Assisted Living.

The health center offers comprehensive care, including medical, behavioral health, and dental services. Working with IMPACT Strategies on the project were Braddock Architectural Services of O’Fallon, Illinois and Netemeyer Engineering Associates of Aviston, Illinois.

IMPACT Strategies Begins Renovations to Belleville’s City Hall

Construction-management firm IMPACT Strategies announced it has begun asbestos remediation and demolition as part of a major renovation project at Belleville’s City Hall that will be ongoing until the summer of 2017. The $4.5 million project is being done to help expand and modernize Belleville’s existing City Hall facilities.

The project’s first phase involves the removal of asbestos throughout the building, as well as changes to its exterior and interior to make it ADA accessible. Renovations also include updates to the main administration areas on the first and second floors; significant security enhancements in Council Chambers, and the addition of a balcony in Council Chambers to provide increased seating capacity. The renovation project is being done in collaboration with The Lawrence Group Architects of St. Louis, Inc.

Earlier last year IMPACT Strategies completed construction of Belleville’s new $15 million police department headquarters located at 720 W. Main Street. The project enabled the City to provide a solution for the outdated, overcrowded building that has housed police headquarters and City Hall offices since 1957.

At 720 W. Main Street, IMPACT Strategies reconstructed the building’s interior, transforming the 44,000-square-foot building it into a new, state-of-the-art police department with a forensics lab, dispatch center, sally port, community classroom, 9-1-1 emergency call center, and storm safety areas for prisoners and employees. IMPACT also built an adjacent parking garage with enough room to accommodate a large number of police cruisers and a maintenance area for city vehicles.

Mayor Mark Eckert said, “IMPACT Strategies did outstanding work on the renovation of the new police department, diligently working to ensure that no detail was overlooked and that we remained operational without any disruption to police business and the emergency call center. I am confident they will complete the City Hall project with the same efficiency and professionalism, and with as little disruption as possible to City business. IMPACT Strategies Completes Peoria Retail Center with Flagship Schnucks Store

Construction-management firm IMPACT Strategies today announced it has finalized construction of the Knoxville Crossing Retail Center in Peoria, Illinois. The center is anchored by a 70,000-square-foot Schnucks store featuring a new flagship format that includes an in-store dining option and newly updated exterior and interior designs.

Schnucks Knoxville Crossing, located at 10405 N. Centerway Drive, is the grocer’s first store in Peoria to offer in-store dining. The restaurant serves lunch and dinner, and sells beer and wine by the drink. It is one of only two Schnucks restaurant locations in Peoria.

IMPACT Strategies collaborated with BRR Architecture, Inc., in Merriam, Kansas on the project. The store was constructed of a contemporary mix of concrete, brick, and glass while maintaining the legendary brand for the Schnucks family of stores – with many amenities for convenience and service to its growing customer base.

IMPACT Strategies Completes Academy Sports + Outdoors Store In Record Time

Construction-management firm IMPACT Strategies of Fairview Heights, Illinois, today announced it has completed construction of the first Illinois retail location for Academy Sports + Outdoors. The 62,000-square-foot store is located at 1574 Highway 50 in O’Fallon, Illinois in the high-volume Lincoln Crossing retail development. The retailer hosted its grand opening on November 18, 2016.

 

IMPACT Strategies began foundation excavation the third week of May and continued with an aggressive schedule that enabled the company to turnover the store to the client just 150 days after the start of construction. Tilt-up construction was used to accommodate the store’s fast-track delivery. IMPACT Strategies worked with architect Harrison French & Associates of Bentonville, Arkansas on the project.

Mark Hinrichs, president of IMPACT Strategies, said, “Tilt-up construction has many advantages, including cost containment, fast-track schedules, architectural aesthetics and durability. Using this method proved to be the most efficient approach for this project allowing us to overcome excessive weather delays to meet the client’s aggressive deadline.”

Central Collinsville Health Center for Southern Illinois Healthcare Foundation

Construction-management firm IMPACT Strategies today announced it has been hired by JCH Collinsville, LLC, to build a 12,000-square-foot medical office building at 1215 Vandalia Street in Collinsville. A groundbreaking ceremony held in September at the site officially kicked-off construction of the Central Collinsville Health Center for Southern Illinois Healthcare Foundation (SIHF).

SIHF is expected to occupy the space upon completion in March 2017. The health center will include three physician providers, a behavioral health provider and a dental provider. The building is conveniently located on IL-159 next to Cedarhurst Assisted Living.

“The new Central Collinsville Health Center continues SIHF’s mission to bring healthcare directly to the patients who need it most,” said Larry McCulley, president & CEO of SIHF. “Through this relationship with IMPACT Strategies and our other partners, we can ensure the residents of Collinsville will have easy access to comprehensive, integrated care once the center is complete.”

IMPACT Strategies Completes Belleville Police Department Headquarters, Begins Renovations to City Hall

Construction-management firm IMPACT Strategies announced it completed construction earlier this summer on the City of Belleville’s new

$15.8 million police department headquarters, located at 720 W. Main Street. Department personnel moved from 101 S. Illinois Street, the former building it shared with City Hall, to its new location earlier last month. With all personnel and offices vacated, IMPACT Strategies has begun asbestos remediation and demolition as part of a major renovation project at City Hall that will be ongoing until spring of 2017.

IMPACT began working with the City of Belleville early last spring in an effort to provide a solution for the outdated, overcrowded building that housed police headquarters and City Hall offices since 1957. With the City having purchased the 44,000-square-foot building at 720 W. Main St., IMPACT Strategies undertook reconstructing the building’s interior, transforming it into a new, state-of-the-art police department with a forensics lab, dispatch center, sally port, community classroom, 9-1-1 emergency call center, and storm safety areas for prisoners and employees. IMPACT also built an adjacent parking garage with enough room to accommodate a large number of police cruisers and a maintenance area for city vehicles.

With the completion of the police headquarters project, work is now underway to help to expand and modernize Belleville’s existing City Hall facilities. The project’s first phase involves the removal of asbestos throughout the building, as well as changes to its exterior and interior to make it ADA accessible. Renovations also include updates to the main administration areas on the first and second floors, significant security enhancements in Council Chambers, and the addition of a balcony in Council Chambers to provide increased seating capacity. The renovation project is costing the City approximately $2.5 million. IMPACT collaborated with The Lawrence Group Architects of St. Louis, Inc., for both City projects.

IMPACT Strategies Awarded Contract to Build New Public Safety Facility for the City of Edwardsville

Construction-management firm IMPACT Strategies announced it has been awarded a $12 million contract to build a 51,000-square-foot public safety facility for the City of Edwardsville. The project officially kicked-off at a groundbreaking event held Saturday at the building’s site located at 333 South Main Street. The new facility will be directly adjacent to the new Leon Corlew Park and Splash Pad.

IMPACT Strategies is working collaboratively with FGM Architects in O’Fallon, Illinois. Upon completion in late 2017, the new public safety facility will house the fire department and all law enforcement offices, including detention cells and evidence storage. The City’s decision to co-locate police and fire services under one roof was done in an effort to save tax payer dollars while at the same time providing greater convenience for the departments.

Mark Hinrichs, president of IMPACT Strategies, said “The fire and police departments work hand-in-hand so having a single location for all things public safety related will be a huge advantage to the City and its residents. The new building will allow the City to support its current needs and future growth for the next 50 to 75 years.”

The public safety building isn’t IMPACT Strategies first in the area. The company constructed several notable developments around town, including the Enclave and Enclave West student housing community, and Park Plaza, home to popular destinations such as Bin 51, Global Brew and Wasabi Sushi Bar. The company last year completed the renovation of 300 Main Apartments located across the street from the new public building site.

IMPACT Strategies Passes Milestone On St. Louis-Belleville Hofbrauhaus

Construction-management firm IMPACT Strategies, Inc., has surpassed the half-way point in building the St. Louis-Belleville Hofbrauhaus, the largest single themed destination restaurant in the region.

The 31,000-square-foot structure, reaching 58 feet in height, is the largest of the seven Hofbrauhaus restaurants in North America, and is about half-again larger than the 20,000-square-foot Chicago facility.

The restaurants are modeled after the traditional and centuries old beer halls and restaurants in Bavaria. Each building must meet strict standards for appearance, quality and detailed craftsmanship. Similarly strict standards are set for food, beverages and service.

“The Hofbrauhaus will have the look and feel of old world Germany,” according to IMPACT President Mark Hinrichs. “The architecture is unique, and includes high vaulted ceilings. The look, the attention to detail that the developers are requesting, and the general atmosphere to be created will help assure that Hofbrauhaus becomes a popular destination for adults throughout the region and beyond,” he said.

Hofbrauhaus beers will be brewed on-site with state-of-the-art equipment produced in Vienna and shipped to Belleville. Munich-based brewmasters will assist in managing installation of the equipment and will train local brewmasters and staff. Furnishings and beer steins will duplicate Old World Bavarian beer halls

The kitchen is designed to assure that 1,000 diners can be served at one seating. A private dining room will accommodate up to 250 people and an outdoor biergarten another 250 guests.
