Integrated Facility Services to Install Building Automation System for VA Hospital in Mountain Home, TN

Integrated Facility Services (IFS) has been awarded a contract to install a building automation system (BAS) as part of an $8.85 million complete renovation of Building 8 at the James H. Quillen Veterans Affairs Hospital in Mountain Home, TN. The Mountain Home VAMC Campus is located outside of Johnson City, TN and serves nearly 200,000 veterans living in Tennessee, Virginia and Kentucky. Valiant Construction, a service-disabled, veteran-owned small business, is the general contractor. The IFS project is scheduled for completion in the summer of 2017.

IFS will install a complete BAS controls system and integrate it with all new mechanical, HVAC, fire, water/plumbing, and lighting systems installed by others. The BAS will control air handlers, chillers, valves and lighting, with extensive trending and alarms to monitor electrical, steam, gas, lighting and water usage to ensure ongoing energy conservation. The BAS system installed as part of the Building 8 renovation will then be integrated into the existing campus infrastructure, allowing for control and monitoring of building systems from remote locations.

The IFS contract reduced the cost of the BAS system by nearly half as compared to bids submitted by other firms, according to IFS National Marketing Manager Dan Pemberton.

James Busch joins Integrated Facility Services (IFS) as CFO

James Busch of Columbia, Illinois, has joined Integrated Facility Services (IFS) as chief financial officer (CFO). Busch, a Certified Public Accountant, oversees financial operations and activities for IFS, a St. Louis-based HVAC, plumbing, piping, fire protection and building automation firm. He also serves as the firm’s ethics officer and is responsible for hiring and training IFS’ accounting and human resource personnel.

Busch has 27 years of experience in the accounting industry. He most recently was a partner at a certified public accounting firm where he oversaw accounting assurance and provided business and tax advisory services to construction and manufacturing firms. He has a Bachelor of Science in Accountancy from Southern Illinois University Edwardsville. He is a member of The American Institute of CPAs, Missouri Society of CPAs and Kiwanis International.

Integrated Facility Services Celebrates 50th Anniversary

Integrated Facility Services (IFS), a full-service mechanical engineering firm and the eighth largest specialty subcontractor in Missouri, is celebrating its 50th anniversary. IFS provides HVAC, plumbing, piping, building automation and energy conservation services to clients across the country from offices in St. Louis and Columbia, Missouri.

Established by Bill Rundquist in 1966 as Air Masters, the company now employs more than 250 workers in five divisions – HVAC and Mechanical, Plumbing, Fire Protection, Building Automation and Controls, and National Design Build and Mechanical Construction. The in-house engineering department offers licensed professional engineers, GPS and 3D modeling, and other state-of-the-art technologies to improve jobsite coordination and efficiency.

In 2016, Air Masters consolidated its four affiliated companies and rebranded as Integrated Facility Services (IFS), a single-point resource for mechanical contracting and service. Today, IFS is led by Bill’s son, John Rundquist, who joined the company as a University of Missouri graduate and assumed the role of president in 2012. Bill Rundquist continues to serve as CEO and chairman.

Bill Rundquist launched the company out of his home in 1966 with a few dollars and a vision to build an organization based on excellent customer service, solid technical expertise and a commitment to the highest quality. On his second day in business, Rundquist sold a residential air conditioning job and installed it himself. He recalls borrowing his young daughter’s wagon to haul the condensing unit from his new 1965 Dodge sedan to the installation pad. Within several months, Rundquist was adding employees to install and service HVAC equipment.

Over the past five decades, IFS has moved six times to accommodate constant growth and expansion. Bill Rundquist purchased the current 56,000-square-foot headquarters building at 1055 Cassens Industrial Ct. in Fenton in 2004. When IFS recently reorganized and remodeled this year, John Rundquist had the company’s core values of stewardship, safety, integrity, teamwork, and innovation etched into the glass doors of the conference and meeting rooms.

IFS recently expanded its state-of-the-art pipe fabrication and welding shop into a nearby building on Cassens Industrial Ct. in Fenton. They also purchased a 10-acre site in Columbia, Missouri, for a branch office and warehouse facilities to serve the mid-Missouri market.

IFS installs HVAC rooftop units via air crane helicopter at Mid Rivers Mall

IFS Copter Lift 1More than 42 tons of heating, ventilating and air conditioning HVAC equipment were lifted and moved by air crane helicopter when Integrated Facility Services (IFS) recently replaced the HVAC rooftop units at Mid Rivers Mall in St. Peters, Missouri.

The four-hour project on a Sunday morning involved 16 helicopter lifts to remove four existing HVAC units (two units had to be cut into two pieces due to their weight); four curb adaptors for placement of the units; and replace with four new HVAC units. Sixteen IFS employees were on-site along with employees of Erickson, the air crane operator, and Budrovich, the rigging agent.

The new units provide more than 280 tons of refrigeration capacity, increase efficiency and improve fresh air ventilation, resulting in better comfort and a healthier indoor environment for the thousands of employees and shoppers who visit the popular mall.

“From a safety standpoint, this was a very challenging project,” said IFS Project Manager Steve Errante. “Our safety director Mike Schwaller along with Mall Operations Manager Robert Minnix mapped out an extensive safety plan to protect the workers and the public.”

Schwaller and Errante conducted an extensive inspection prior to the helicopter lift to ensure complete safety. An area within 200’ of the helicopter lift was cleared of all loose debris, trashcans, antennas, small air conditioning compressors, restaurant patio furniture and other materials that could become flying debris hazards in the 70 MPH downwash created by the helicopter rotors.

Entrances to the mall were locked so that no tenants or shoppers would be in the Macy’s building where the units were being set. A 150’ “sterile” area was established and maintained throughout the flight activity, and only workers essential to the project were allowed on-site.

The team monitored weather conditions during the week leading up to the helicopter lift, since strong, sustained winds over 35 mph or lightening would delay or cancel the project. Despite rain, threatening skies and up to 25 mph winds, the project was completed on time with no injuries or incidents.
