IMPACT Strategies Breaks Ground on the 50 West Office Building

IMPACT Strategies recently broke ground on the 50 West Office Building in O’Fallon, IL, a Class A office building conveniently located near the new St. Elizabeth’s Medical Facility. The new office building will house the two separate practices of Dr. Joshua Wilson of Advanced Vision Care and Dr. Michael Stock of Ideal Eye Surgery.

Designed by TR,i Architects of St. Louis, MO, this 3-story multi-tenant professional building will include 36,000 sf of Class A office space. Construction is comprised of conventional steel with a contemporary brick and stone façade. The strategic location will be a great attraction for both medical and nonmedical professionals alike, as it is set on a main thoroughfare in O’Fallon. The Striler Group is serving as Owner’s Rep. Construction is set to be complete July 2021.

IMPACT Strategies Breaks Ground in New Luxury Apartments in Historic Lafayette Square

IMPACT Strategies, together with Cornerstone Development, Chouteau Avenue Partners, HOK Architects, and project supporters from the City of St. Louis recently celebrated the start of construction on the next generation of apartment living in Lafayette Square.

This project is phase one of the redevelopment, led by Chouteau Avenue Partners, of a 12-acre industrial site at the southeast corner of Jefferson and Chouteau, referred to as “The Edge District”. 2200 Lasalle at Lafayette Square will be constructed on the south portion of the Praxair site, adding a new construction residential lease option in the Lafayette Square neighborhood, which has primarily experienced renovation of existing structures over the past 50 years.

2200 LaSalle will be a luxury apartment community that will provide modern apartment living in one of St. Louis’ most historic neighborhoods. Constructed just a few blocks north of Lafayette Park itself, 2200 LaSalle will be a five-story, 128-unit luxury apartment complex.

IMPACT Strategies is providing construction services in support of the development efforts of this project. “Cornerstone is very excited to play a role in bringing another residential option to this unique, historic neighborhood. The chance to participate in the initial phase of this 12-acre redevelopment that will transform this northwest corner of Lafayette Square is a great pleasure,” says Sam Chimento, Cornerstone Development.

2200 LaSalle at Lafayette Park is a $25 Million project that will include a two-story parking structure with podium level amenities. The amenity deck level includes a private residential luxury bar, a club room, and a fitness area with a sliding glass wall system that opens to a large outdoor amenities deck. The outdoor space includes an array of recreational amenities including a turfed section for outdoor games, pavilion, fire pit, and a grilling station that sits adjacent to a lap pool with sunbathing areas.

The development team is led by Cornerstone Realty and includes the architectural team from HOK. Construction is slated to be completed mid-2022.

IMPACT Strategies Completes New Training Facility For Local 562 Plumbers & Pipefitters

The new Local 562 Plumbers & Pipefitters Welfare Educational Fund Training Center is ready for its first class of apprentices. IMPACT Strategies recently completed the state-of-the art facility that will serve generations to come as well as the current 4,200 members and 400 apprentices.

Located in Earth City, MO, on a five-acre lot adjacent to their headquarters, this two-story, 89,000 square-foot facility has energy efficient electrical and lighting systems, a water efficient plumbing system, and technologically advanced HVAC and dust collection systems. In addition to the 50 welding booths and several technology-equipped classrooms for continued education, there are offices, conference rooms, training labs, an auditorium style lecture hall, and fabrication and assembly areas with an overhead crane, a jib crane, and an electric traction elevator.

Outside you will find unique site features like the 50-year-old ornamental union logo that was originally created for a pool at the union’s old headquarters. Weighing in at eight tons and measuring 13 feet in diameter, this historical piece has been fitted into a water feature monument at the entrance of the new building. Another unique feature is the environmentally friendly drainage system that uses permeable pavers to filter rainwater into bio-retention basins. The building’s exterior is constructed of structural steel, 32-foot and 34-foot tilt-up concrete walls, and masonry. An exterior gas storage shelter and a metal recycling storage unit were also constructed.

“After nearly 10 years of planning and design of our Training Center, we hit a home run on the final product,” reflected John O’Mara, Local 562’s Business Manager/Secretary-Treasurer.

O’Mara continued, “The professionalism and coordination of the team that IMPACT Strategies assembled was outstanding. Each and every crafts person that worked on this facility showed their true ability and knowledge of their trade. The teamwork created by IMPACT’s Superintendent, Scott, and all of the different trades, was amazing to see. A huge thank you to every subcontractor that brought a family atmosphere to this project.”

“Thank you to the St. Louis Building Trades for a job well done. All projects in this region should take notice of the pride these men and women brought to this site,” he stated in conclusion.

IMPACT Strategies Completes Renovations of Covenant House’s Wellness Center

Oculus Inc. provided designs for building expansion

IMPACT Strategies, a full-service general contracting company, has completed renovations to Covenant House’s Wellness Center in St. Louis. Designed by Oculus Inc., a full-service architecture and interior design firm, the remodeling of an existing area within the building created space for a waiting room, a new therapy group area, a large common area, an intake office, and two exam rooms for Covenant House Missouri, which is dedicated to serving homeless, runaway and at-risk youth between the ages of 16-24 in the city of St. Louis.

“IMPACT Strategies and Oculus were amazing to work with,” said Jessica Erfling, CEO of Covenant House. “Oculus listened to us and captured what the needs of the space were so well. Impact Strategies made this the cleanest job site I have ever encountered. Together, they accomplished it all on time, under budget and with no disruption to our operations.”

The project team engaged CI Select to select and source furniture and materials that would help to minimize furnishing costs. These areas were furnished with comfortable new seating, tables, storage for organization and therapy tools and desks for workspaces. Each space in the new Wellness Center was designed with the safety, comfort and care of Covenant House’s youth in mind.

“Partnering with organizations like Covenant House and being able to provide the expertise they require to continue their services is a great honor for IMPACT Strategies,” said Nick Walker, AIA, vice president of project development & strategy. “IMPACT Strategies believes that we are better together and that building up our communities together provides success and growth for all.”

Covenant House Missouri provides transformative solution to guide them from homelessness to hope through outreach, residential services, educational programs, job training and placement, medical services and mental health counseling. Covenant House Missouri’s goal is to help every youth find stable housing and move them towards an independent, sustainable future. The renovated Wellness Center will allow the organization to accommodate an increased need in services, which is up over 30% since the COVID-19 pandemic hit the community in March.

IMPACT Strategies Completes Quincy Medical Group Cancer Institute and Begins Ambulatory Surgery Center

IMPACT Strategies recently completed construction of Quincy Medical Group’s Cancer Institute in Quincy, IL. The Cancer Institute was built inside the former Bergner’s department store location at the Quincy Mall. IMPACT Strategies utilized their healthcare expertise and provided innovative solutions to transform what was once a mall anchor store. The renovated space now houses infusion therapy, radiation oncology, a LINAC (Linear Accelerator) suite, a CT scan suite, an x-ray suite, clinical research, and other cancer support services.

The second project in repurposing the vacant space has commenced to create Quincy Medical Group’s Ambulatory Surgery Center. This medical facility will include endoscopy, cardiac catheterization, ophthalmology laser surgery, and operation rooms to support other surgical specialties. When completed, over 70,000 square-feet of the vacant store will have been repurposed to create space for the two healthcare specialties, which, in addition to life saving equipment, also includes medical office space, waiting rooms, a new elevator, and a pharmacy.

IMPACT Strategies was hired by Cullinan Properties, LTD of Peoria as the Construction Manager for both The Cancer Institute and The Ambulatory Surgery Center. IMPACT is working with The Farnsworth Group, Inc., of Peoria, IL as the Architect/Engineer on both projects. The Ambulatory Surgery Center will open to patients in early 2021.

The sleek new design involved an expanded car delivery area, reconfigured offices, service advisory area, customer lounge, and a revamp of the showroom. Upgrades to the lighting and final finishes completed the new the look.

Modern finishes and upgrades were also made to the exterior of the building including an updated façade, automatic sliding doors, and an exterior canopy for the new car delivery area.

The dealership remained open during the makeover. IMPACT Strategies worked closely with Autohaus to ensure the safety of employees and customers on the premises during construction.

IMPACT Strategies has been proud to partner with Autohaus on numerous occasions, including renovations to the dealership’s parking lot last summer and the construction of the $4.5 Million MINI of St. Louis facility in Maplewood. IMPACT Strategies Continues String of Developments for St. Clair County Fairview Heights, IL

Construction has been deemed as an essential industry during the COVID-19 pandemic and many of IMPACT Strategies’ projects are crucial components to infrastructure of our communities.

Among these developments is the recently completed 2,200 square-foot tenant finish for CareHere; a medical facility now located in the Annex building at 19 Public Square in Belleville, IL. CareHere is projected to save St. Clair County millions of dollars in healthcare costs and will now serve as the primary healthcare provider for county employees.

IMPACT Strategies is also nearing the completion of a large parking lot expansion for MidAmerica Airport (MAA) in Mascoutah, IL. This project entailed expanding the current parking lot by approximately 560 spaces increasing its total capacity to approximately 1,815 spaces, and adding a new rental car lot that includes 140 spaces. Thouvenot, Wade & Moerchen, Inc. (TWM) provided civil engineering services for this project, which is set to wrap up in June.

Construction is underway for St. Clair County Transit District’s (SCCTD) Alternative Transportation System (ATS). This vital service offers transportation options to seniors and individuals with disabilities. Three tenant spaces occupied by the SCCTD will be remodeled for more efficient operations. The first renovation will take place at the MetroLink Station on Sheel Street in Belleville, IL. A complete transformation of the 1,927 square foot space will include into a new open floorplan training facility. This space will also receive upgraded restrooms, automatic entry doors, and the addition of a break room.

The second renovation is a 1,725 square-foot space located on the 2nd floor at the Metro garage on 47th Street in East Saint Louis, IL. The existing open floor plan will receive an overdue upgrade with new, state-of-the-art, enclosed workstations, and a large central open area for collaborative meetings.

The third space is home to the Bi-State/Metro Credit Union and is also located in the 47th Street, East St. Louis building. This renovation will include the transformation of 1,427 square-feet into the new Administrative & Operations office. This interior remodel will offer a private office for the SCCTD Operations Manager, open workspace for additional operations support, a breakroom, and a new pass-through, walk-up counter at the entrance. IMPACT Strategies is working with architects at The Farnsworth Group on this project which will be completed in phases to allow the ATS operations to move seamlessly into their newly renovated spaces without disrupting their current operations and services.

Justin Eilermann of IMPACT Strategies Completes AGCMO Leadership Academy

After being nominated by Craig Spidle, Director of Construction Operations for IMPACT Strategies, Eilermann was chosen by an AGC selection committee to complete the course. This five-month course consisted of roughly 20 students and was taught by Ken Bradford, author of Fearless & Persuasive Speaking. It focused on building awareness and proficiency in business and developing skills that will translate into strong project team leadership. Eilermann is a 2006 graduate of Ranken Technical College with a Bachelor of Science in Architectural Technology and joined the IMPACT Strategies Team in December of 2018. This 5,197 square-foot, single story location will serve as a general practice medical office for HSHS Medical Group. The new facility includes office space, a reception area, seven (7) exam rooms, nurses’ station, a break room, space for lab work, and more. IMPACT worked with Utz + Associates Architects and Netemeyer Engineering Associates on this project which was completed in December 2019.
