Eye Docs Developing New O’Fallon, IL Class A Office Building

In their first venture as developers, two eye specialists are building a three-story, multi-tenant Class A office building along Illinois West Highway 50 that broke ground late last year and is aiming for completion in September.

Optometrist Dr. Joshua Wilson of Advanced Vision Care and Ophthalmologist Dr. Michael Stock of Ideal Eye Surgery are developing 36,525 square feet at 821 West Highway 50, one-half mile from HSHS St. Elizabeth’s Hospital in O’Fallon, IL. The two medical professionals will move respective practices to the new location.

The Striler Group served as owner’s rep, IMPACT Strategies is the construction manager and TR,i Architects is the designer.

Richard Striler, president of The Striler Group, said his company has served many entrepreneurial clients through the years, those who are designing and building projects either for their own use or as an investment.

Dr. Wilson said the opportunity to build new and to be part of the growing O’Fallon community made sense.

“When Dr. Stock and I started this project, we went from a couple of single-story buildings to what is being built today,” said Wilson. “This location deserved a Class A professional/medical building.”

Wilson added that the project marks only the beginning of further development along this busy stretch of West Highway 50.

Mark Hinrichs, president of Fairview Heights-based IMPACT Strategies, said he is particularly enthusiastic about spearheading the construction of a Class A office development in his hometown.

IMPACT Strategies Begins Work on Siteman Cancer Center at Memorial Hospital East

IMPACT Strategies has begun construction on the new Siteman Cancer Center to be housed in a new medical office building on Memorial Hospital East’s Shiloh campus. The new building will add approximately 70,000 square feet of treatment facilities and office space to this Illinois campus.

 

IMPACT Strategies will contract up to 25% of the construction of this project to minority and women-owned business entrepreneurs. Further, in cooperation with Metro East area construction unions, efforts will be made to employ minority and women, and apprentices.

 

Construction of the medical office building is set for completion by late 2019, with Siteman’s opening planned for January 2020.

 

IMPACT Strategies Breaks Ground On New Plumbers & Pipefitters Union Training Facility

IMPACT Strategies recently broke ground on the new Local 562 Plumbers & Pipefitters Training Facility that will serve generations to come as well as the current 4,500 members and 400 apprentices.

Located in Earth City, MO, on a five-acre lot adjacent to their headquarters, this two-story, 79,000 square-foot facility will have energy efficient electrical and lighting systems, a water efficient plumbing system, and technologically advanced HVAC and dust collection systems. In addition to the 50 welding booths and several technology-equipped classrooms for continued education, there will be an auditorium style lecture hall, office and conference areas, and fabrication and assembly areas with an overhead crane.

The exterior will be constructed of structural steel, 32-foot and 34-foot tilt-up concrete walls, and masonry. There will also be an exterior gas storage shelter and metal recycling storage.

IMPACT Strategies is working with Ahal Pre-Construction Services, architects from M+H Architects, and civil engineers from Cole & Associates on this project. This facility is set to be completed in early 2020.

IMPACT Strategies Begins Tenant Improvements for BASF in Fenton, MO

IMPACT Strategies has been selected by KP Development to oversee the tenant improvements of a 78,000 square foot space within a 170,000 square foot warehouse for the relocation of BASF’s agricultural services division in Fenton, MO. The new location will be in the Fenton Logistics Park and will be the first project in this rapidly expanding park for IMPACT Strategies.

This facility will produce and store pest control products, specifically for termites. Roughly two-thirds of the space will be dedicated to warehouse and production areas and the remaining third will be offices. Thirty-foot demising walls will be installed as well as completely new and redesigned MEP Systems.

This project is set to be finished in just over two months, with completion in mid-November 2018.

IMPACT Strategies Completes New Washington University Pediatric Facility in Shiloh, IL

Finishing in less than 3 months and ahead of schedule, IMPACT Strategies has completed the new Washington University* Pediatric Facility on Memorial Hospital East Campus in Shiloh, IL.

IMPACT Strategies worked closely with BJC HealthCare and Washington University Pediatrics, in partnership with St. Louis Children’s Hospital, to ensure their medical office, reception area, and exam rooms exceeded expectations. This will be the first Washington University Pediatrics multi-specialty office outside of Missouri, giving Illinois residents direct access to the exceptional services they have to offer.

IMPACT Strategies used a majority of local subcontractors and worked with Archimages as the architect on this project. The construction of this first-floor tenant finish was accomplished without any interruption to the daily operations of the active medical office building or patients navigating in and out of the building.

IMPACT Strategies Breaks Ground on Senior Services Plus Fitness Center

IMPACT Strategies recently broke ground on a new Fitness Center for Senior Services Plus on their Alton, IL Campus. This almost 10,000 square foot building will be home to future health and wellness programs.

The exterior of this addition will be a pre-engineered metal building with pre-finished insulated metal panels and masonry veneer. The interior is will have resilient sport flooring to accommodate physical activities, an indoor track, restrooms, and office space for support staff. Additional site improvements are currently being incorporated into the project, including new light poles, and an expansion of the parking lot.

IMPACT Strategies is proud to be a part of this project and the lasting effect it will have on the community. Recently an anonymous donor came forward and is matching dollar for dollar any donation to Senior Services Plus up to $400,000.00. IMPACT Strategies will be teaming up with the Farnsworth Group Inc. and Sheppard, Morgan & Schwaab, Inc. to complete this project by December 2018.

IMPACT Strategies Creates State of the Art Facility for Ameren Illinois

IMPACT Strategies teamed with Ameren Illinois to renovate the energy delivery company’s 60-year-old East St. Louis regional operations facility. A grand re-opening of this facility was celebrated at a local ceremony in January.

IMPACT Strategies started work less than a year ago in May 2017 and completed their tight schedule on time in December 2017. First, they gutted the office building and truck shelters, stripping them down to their basic skeleton. From there, IMPACT Strategies installed completely new electrical, plumbing, mechanical, and fire protection systems, plus interior finishes and a new exterior facade. Features of the revitalized facility include energy efficient LED lighting throughout the building, numerous conference rooms, and focus rooms equipped with updated technology, a new wellness room, locker rooms, and a large training room. The storage yard was also entirely rebuilt and parking lots were refinished and extended for increased employee parking.

For Ameren Illinois, this project was about more than just upgrading a facility. It demonstrated the company’s commitment to solidifying East St. Louis as a key hub for its Metro East operations while providing its local employees with a more efficient, state-of-the-art work space.

IMPACT Strategies Revitalizes Belleville City Hall

IMPACT Strategies recently completed the renovation of Belleville’s 60-year-old City Hall building. With the help of architect, The Lawrence Group and civil engineer Kaskaskia Engineering Group, IMPACT Strategies was able to maintain the historical integrity while still revitalizing the building to improve public accessibility and function. This major renovation included environmental improvements, such as asbestos abatement and the installation of energy efficient windows in the atrium. Modernizations were also made to the mechanical, electrical, and plumbing systems.

“For decades to come, our City Hall will better serve the needs of our community and staff. This revitalized building will enhance our city services, and by doing so, benefit our citizens and represent the committed values of the City of Belleville.” Said Mayor Mark Eckert.

Public safety and accessibility were at the forefront of this project; prompting the necessary improvements to the elevator, along with entryways and bathrooms to meet ADA standards. Accommodations were also made for an additional elevator to be installed in the future. Along with the improved access, various aesthetic enhancements were made. The terrazzo flooring was refinished, the clerk’s counter was redone, a new roof was installed, and the cell tower was repainted. Perhaps the most noticeable change is in the council chambers, where a balcony was added for additional seating, and the audio/visual system was updated.

This project was the final phase of a three-phase plan to enhance critical facilities for the city. IMPACT Strategies completed the first two phases in June of 2016, these phases included the construction of Belleville’s new $11 million police department headquarters and a parking garage to accommodate the city’s police cruisers and maintenance vehicles.

IMPACT Strategies Helps Weir Parts Distribution Gain Substantial Efficiencies with New Facility Completion in Red Bud, IL

IMPACT Strategies recently teamed up with J.R. Rentals, LLC to complete their 114,000-square-foot warehouse and office building for Weir Parts Distribution in Red Bud, Illinois. The new top-of-the-line facility for the all GM, all Ford, and Chrysler-Dodge-Jeep-Ram parts dealer was designed by Quadrant Design, Inc, of Waterloo.

“Until now, our business operations had been spread out over 10 different storage buildings. The new facility enables us to consolidate our operations, which undoubtedly will benefit our employees and customers,” said Norman L. Roy, owner of Weir Parts Distribution. “I couldn’t have been more pleased with how IMPACT Strategies handled the challenges along the way. Even the weather didn’t stand in their way to get this project completed on time,” he added.

Substantial efficiencies are expected to be gained with the new facility and its custom technology and conveyors. The warehouse has space to accommodate the 74 trucks in Weir’s fleet and office space for their 100+ employees.
