Integrated Facility Services Completes Award-Winning Cooling Tower Project for St. Louis County Government Building

Integrated Facility Services (IFS) has completed a $1 million cooling tower replacement project at the Louis K. Roos County Government Building in Clayton, MO, which houses St. Louis County’s government administration offices. IFS received the OutstandingMechanical Installation Award from the Mechanical Contractors Association of Eastern Missouri for the project.

The project replaced two large wooden cooling towers with two new metal cooling towers. IFS’s work included demolition, structural steel fabrication, mechanical, electrical, insulation, hoisting and painting. Because they were working in a busy business district over occupied space, including the offices of the St. Louis County Executive, IFS kept the chiller system operational at all times and completed all of the hoisting and setting of the new cooling towers on two separate Saturdays.

IFS precisely measured and custom-prefabricated structural steel framing with seismic rated spring vibration isolators, 10” to 16” large bore piping, fittings, valves, and tower pieces, all of which were lifted to the nine-story rooftop by crane. Central Avenue in downtown Clayton was temporarily closed on both crane days to accommodate the installation.

“This project required an extensive amount of precise planning. Everything was measured, detailed, fabricated and painted in advance, and each piece had to fit exactly on installation day,” said Gary Tidwell, Integrated Facility Services (IFS) project manager. “Our highly skilled project team completed the project exactly as planned.”

Integrated Facility Services Installs Mechanical Systems for the Boulevard Senior Living of St. Charles

Integrated Facility Services (IFS) has completed design-build plumbing and HVAC work on The Boulevard Senior Living of St. Charles, which opened this fall in St. Charles, Missouri. The general contractor is HBD Construction, Inc. The developer is O’Reilly Development Company, LLC, whose operations/property management partner is St. Charles-based Arrow Senior Living Management.

IFS participated in the early stages of the design-build project, using state-of-the-art BIM technology and robotic layout to design the mechanical systems for the 180-unit, 195,000-square-foot independent living, assisted living and memory care facility.

A continuum of care community, The Boulevard Senior Living of St. Charles is located on a 10-acre tract at Ehlmann Road and Truman Boulevard in St. Charles County. The lodge-style campus features 90 independent living units, 62 assisted living units and 28 memory care units. The facility also includes community common areas, offices, a commercial kitchen, beauty shop, exercise and social rooms.

Integrated Facility Services Receives Three Safety Awards

Integrated Facility Services (IFS) recently received three safety awards from leading construction industry organizations.

The American Subcontractors Association-Midwest Council presented an “Outstanding Safety Achievement in 2016” award to IFS. The award is given to contractors with a safety record 50 percent below the Department of Labor’s NAICS class code records.

The Associated General Contractors of Missouri (AGCMO) recognized IFS for working injury-free on the HVAC retrofit at the historic Missouri Athletic Club in downtown St. Louis.

The Sheet Metal and Air Conditioning Contractors National Association (SMACNA) St. Louis recognized IFS as one of the region’s contractors with the lowest percentage of lost time incidents vs. man hours worked.

Van Trust Real Estate is the developer, HOK is the architect and The Weitz Company is the general contractor for the design-build project, which is scheduled for completion in December 2017.

The eight-story, 325,000-square-foot complex includes 170 luxury apartments, a clubhouse and fitness center, student health center, Whole Foods grocery and parking garage on a nearly three-acre site.
IFS participated very early in the design process, which used Virtual Design and Construction (VDC) planning, BIM technology and Robotic Total Station Layout.

Integrated Facility Services at Work on $10 Million Seismic Retrofit of Mechanical Systems at St. Louis Federal Building

Integrated Facility Services (IFS) has begun work on a nearly $10 million ($9,818,910) HVAC, plumbing and fire protection renovation project at the Robert A. Young Federal Building in downtown St. Louis. The project is part of a $62 million design-build seismic retrofit of the historic 20-story building led by McCarthy Building Companies, Inc., the design-build contractor.

The 1.05 million-square-foot Robert A. Young Federal Building is located within 150 miles of the New Madrid fault, one of the largest known earthquake faults in North America. IFS is relocating, replacing and bracing mechanical systems, VAV boxes, HVAC ductwork, fire protection and plumbing to accommodate the new structural steel braces and seismic dampers being installed.

The Robert A. Young Federal Building, built in 1933, is owned and managed by the U.S. General Services Administration. The building is 98 percent occupied by nearly 40 federal agencies, with more than 3,000 workers. The design-build team is working to minimize disruption while renovating the building for enhanced safety during and after a potential seismic event. The project is scheduled for completion in late 2018.

Integrated Facility Services at work on $7.1 million The Ranch Retirement Community in Stillwater, OK

Integrated Facility Services (IFS) has begun work on a $7.1 million design-build HVAC and plumbing project for The Ranch, a new $58 million Epworth Living retirement community in Stillwater, OK. The 325,000-square-foot facility, currently under construction, is located on 55 acres near Oklahoma State University. The construction manager is the Weitz Company. Spellman Brady is the interior design firm.

IFS conducted an extensive Virtual Design and Construction (VDC) process using state-of-the-art BIM technology and robotic layout. The entire facility is being built simultaneously so that residents can move from assisted living to memory care or skilled nursing.  The project is scheduled for completion in March 2018.

The Ranch, Stillwater’s only Continuing Care Retirement Community (CCRC) facility, features 114 one- and two-bedroom independent living apartments, 40 assisted living apartments, 23 cottage homes and 20 memory care apartments for residents with Alzheimer’s or dementia. The facility will have under-building parking and 35,000 square feet of common areas including a fitness room, arts and crafts studio, library, and coffee shop.

Integrated Facility Services to Install Building Automation System for VA Hospital in Mountain Home, TN

Integrated Facility Services (IFS) has been awarded a contract to install a building automation system (BAS) as part of an $8.85 million complete renovation of Building 8 at the James H. Quillen Veterans Affairs Hospital in Mountain Home, TN. The Mountain Home VAMC Campus is located outside of Johnson City, TN and serves nearly 200,000 veterans living in Tennessee, Virginia and Kentucky. Valiant Construction, a service-disabled, veteran-owned small business, is the general contractor. The IFS project is scheduled for completion in the summer of 2017.

IFS will install a complete BAS controls system and integrate it with all new mechanical, HVAC, fire, water/plumbing, and lighting systems installed by others. The BAS will control air handlers, chillers, valves and lighting, with extensive trending and alarms to monitor electrical, steam, gas, lighting and water usage to ensure ongoing energy conservation. The BAS system installed as part of the Building 8 renovation will then be integrated into the existing campus infrastructure, allowing for control and monitoring of building systems from remote locations.

The IFS contract reduced the cost of the BAS system by nearly half as compared to bids submitted by other firms, according to IFS National Marketing Manager Dan Pemberton.

James Busch joins Integrated Facility Services (IFS) as CFO

James Busch of Columbia, Illinois, has joined Integrated Facility Services (IFS) as chief financial officer (CFO). Busch, a Certified Public Accountant, oversees financial operations and activities for IFS, a St. Louis-based HVAC, plumbing, piping, fire protection and building automation firm. He also serves as the firm’s ethics officer and is responsible for hiring and training IFS’ accounting and human resource personnel.

Busch has 27 years of experience in the accounting industry. He most recently was a partner at a certified public accounting firm where he oversaw accounting assurance and provided business and tax advisory services to construction and manufacturing firms. He has a Bachelor of Science in Accountancy from Southern Illinois University Edwardsville. He is a member of The American Institute of CPAs, Missouri Society of CPAs and Kiwanis International.
