Food Truck Garden Coming to Cottleville Soon

A food truck garden named in memory of one of Cottleville’s most beloved residents will welcome visitors later this spring.

Frankie Martin’s Garden, a family-oriented entertainment venue located on 2.74 acres in Old Town Cottleville, is the second food truck garden to grace St. Louis. When the development is completed in about eight weeks, it will boast casual 7-day lunch and supper options from a rotating cast of well-known St. Louis-area food trucks, up to 10 of them at one time.

In addition to food trucks, Frankie Martin’s Garden will offer patrons a place to bring their folding chairs and blankets and enjoy live music, a whiskey and wine bar housed in an historic house, a beer pavilion, 26-foot LED wall, six pickleball courts and other amenities.

Lifelong Cottleville resident and St. Joseph Catholic Parish worker Frank J. Martin, who passed away in March 2020 but was a friend of many, is the inspiration for the venue’s name.

The ownership team includes restaurateur and managing partner Brian Hardesty, Seneca CRE’s Larry Chapman, Kolb Grading’s Jeff and David Kolb, Tom Mohan of Chapman Ventures LLC and Michael and Kate Reiter from Cottleville Ventures, LLC.

“I can’t wait to open the doors and serve Cottleville and the surrounding St. Charles County community,” said Hardesty. “In addition to the generous menu of food and beverage options, the garden will be hosting an exciting array of free events. The opportunity to bring the people of this area together everyday to celebrate, eat delicious food and create memories is what the food truck garden experience is all about.”

Hardesty and Chapman were also part of the ownership team that launched 9 Mile Garden in Affton a few years ago.

Kolb Grading’s role in the Cottleville project has included demolition of several dilapidated barns that stood on the site, clearing and grading the property, along with rehabilitating and repurposing a 770-square-foot old brick home into a whiskey and wine bar that will accommodate up to 24 people with an outdoor patio to seat another 40 to 50 guests. Kolb Grading is also performing utilities site work and paving.

True to the personality of the closely knit community whose residents are often seen traveling across town via golf carts, amenities at Frankie Martin’s Garden will include a golf cart parking lot, Hardesty said.

A growing list of food truck operators showcasing a variety of cuisines are already booked to be part of the daily 11am-2pm lunch and 5pm-9pm dinner service. They are: Angie Burger, Aristocrab Company, Beast Craft BBQ, Cluck Oink Moo, The Crooked Boot, Daddy O’s Cheese Steaks, Doggie Mac’s, Homestyle Grill, Lion’s Choice, Mother’s on Wheels, Moving Munchies, Scoops & More, SNS Goodies, Soul Burger, Supersmokers, The Sweet Side, This N’ That Eatery, Truck Norris, Ukraft, Wayno’s, Wok N’ Roll, Zacchi and Zia’s. Hours also include a Sunday brunch from 10am-2pm.

Subcontractors to Kolb Grading on the project include: Tuepker Brothers Construction, Reinhold Electric, Goodman Electric, Heggemann Inc., Air Alliance Team and Concrete Construction LLC.

Wiegmann Associates completes HVAC work for new retail and office building at the Streets of St. Charles

Wiegmann Associates has completed HVAC work for the new $8.3 million retail and office building at the Streets of St. Charles development in St. Charles, MO. Wiegmann served as the mechanical contractor and provided value engineering services for the 60,000-square-foot building. The general contractor was Brinkmann Constructors. The architect was Oculus Inc.

Wiegmann’s HVAC design solution features an energy efficient, high-performing Rooftop Variable Air Volume (VAV) HVAC system to serve the new three-story building. The building features retail spaces on the first floor and offices on the top two floors, which Wiegmann will finish for the new tenant, Elekta.

Wiegmann’s value engineering of the system, including right-sizing equipment and streamlining duct design, saved more than 43 percent on upfront HVAC costs. Wiegmann also designed and installed a custom Delta Controls Direct Digital Control (DDC) system, which allows the owner to remotely monitor and control the HVAC system. This Building Automation System improves acoustical performance, optimizes energy savings and reduces operating costs by decreasing fan and electric reheat energy.

The Streets of St. Charles is a 27-acre development, home to a variety of retail, dining, entertainment, hospitality, multi-family housing and offices.

Wiegmann Associates Completes HVAC for New Beginnings Lutheran Church

Wiegmann Associates has completed HVAC work for the new 10,500-square-foot, one-story addition to New Beginnings Lutheran Church in Pacific, MO. Wiegmann served as the design/build mechanical contractor. The general contractor was Wachter, Inc. and the architect was Etegra, Inc.

Wiegmann designed an energy-efficient HVAC system to serve the new sanctuary, fellowship area, restrooms and vestibule. Wiegmann installed ductwork, piping, rooftop units and exhaust fans. Wiegmann’s HVAC solution included an energy-efficient variable air volume system (VAV), equipped with fan terminal units for zone control. A Building Automation System allows the system to be operated remotely.

New Beginnings Lutheran Church was founded in 2000.

Wiegmann Associates Completes HVAC Work on Nazareth Living Center

Wiegmann Associates has completed HVAC work for the new $22.15 million assisted living facility on the Nazareth Living Center campus in St. Louis, MO. Wiegmann served as the design/build mechanical contractor and Engineer of Record (EOR) consultant for the 60-suite, 70,000-square-foot complex. The general contractor was BSI Constructors and Northstar Management Company served as the construction representative for Nazareth Living Center. The architect was Lawrence Group out of St. Louis, MO.

Wiegmann’s HVAC solution features an energy efficient and cost-effective system that meets all the indoor air quality requirements suitable for a senior living center. A Variable Refrigerant Volume (VRV) system serves residential units in two, three-story towers. Each resident room has a dedicated fan coil unit, creating zone control for optimal, individualized comfort. The center also features an attached four-story tower with common areas that are served by a variable air volume rooftop system (VAV) equipped with fan terminal units for zone control and energy savings. In addition, Wiegmann installed a dehumidification unit for the facility’s pool building to ensure proper indoor air temperature and humidity.

Senior living facilities are built with very little space for equipment needed for HVAC, electrical, plumbing and fire protection. Through design coordination and onsite adjustments by all trades working on the Nazareth Living Center, the project was kept on time and on budget.

Nazareth Living Center is a Catholic, nonprofit community for older adults offering independent senior living apartment homes, long-term nursing care, assisted living, memory care, and skilled nursing & rehabilitation services.

Wiegmann Associates completes HVAC Work for New St. Charles County Emergency Operations Center

Wiegmann Associates has completed work on the St. Charles County Emergency Management’s new $20 million Emergency Operations Center in O’Fallon, MO. The new facility consolidates all of the county’s emergency resources under one roof and speeds response time. Contracting Business magazine awarded Wiegmann Associates a Design/Build award for the project. Wiegmann was the Engineer of Record (EOR) and design/build HVAC mechanical contractor for the project. Brinkmann Constructors was the general contractor.

The 30,000-square-foot, one-story building houses day-to-day operations of the Department of Emergency Communications, St. Charles County Police Department’s Division of Emergency Management and a 1,400-square-foot data center for county information technology operations and the county-wide emergency radio communications system.

Wiegmann’s scope of work included the design and installation of heating and cooling infrastructure for the facility and the mission-critical data center. Wiegmann built 100% redundancy into the HVAC systems and data center to ensure uninterrupted operation under any conditions.  Because the facility must operate during natural disasters and terrorist threats, it was built to comply with ICC500, the design and construction standard for storm shelters.

A Building Automation System (BAS) prioritizes cooling for critical areas. If building temperatures rise above a set point due to multiple equipment failures, the BAS system would start to cut off airflow to non-critical areas so critical areas such as the data center remained conditioned.

The HVAC system also provides tight humidity control to protect evidence housed in a 6,200-square-foot addition to the adjacent St. Charles County Police Department. A 6,300-square-foot addition to the adjacent fleet storage building is being used for maintenance and storage of the County’s Emergency’s vehicles and equipment.

This was the first time St. Charles County has engaged in the design/build process.  All other County buildings have been constructed with the design/bid/build process.

St. Charles County Emergency Management maintains the St. Charles County Emergency Operations Center (EOC), which coordinates with the cities within St. Charles County, as well as neighboring jurisdictions and state and federal agencies during emergency activations.

Wiegmann Associates completes work at new American Outdoor Brands Corporation distribution center in Columbia, MO

Wiegmann Associates has completed HVAC and Building Automation System work for the new American Outdoor Brands Corporation distribution center in Columbia, MO. Wiegmann was the design/build mechanical contractor for the project. The general contractor was Ryan Companies. The architect was Heitman Architects. The new facility is expected to be in full operation this December and is estimated to create 300 jobs over the next several years.

Wiegmann engineered a new energy-efficient and cost-effective HVAC system that serves the warehouse, offices, cafeteria, employee fitness center, conference rooms and boardrooms. Multi-zone variable air volume (VAV) packaged rooftop units were designed for the office areas to minimize fan speed and fan energy consumption, when possible. Natural gas makeup air units were used to heat the warehouse.

Wiegmann also provided and installed their own Direct Digital Control (DDC) system using Delta Controls. The Building Automation System controls all HVAC equipment in the facility and will allow the owner to monitor and schedule the HVAC system remotely and maximize energy savings.

The 576,214-square-foot, single-story distribution center will house outdoor sports recreation products and firearms manufactured by American Outdoor Brands Corporation. The facility was designed to improve logistics and supply chain efficiencies and to accommodate future expansion of up to 400,000 square feet.

Wiegmann Associates begins HVAC work on new 16-story, 675-bed housing for Purdue University students

Wiegmann Associates has begun HVAC work on the new 16-story, 675-bed RISE on Chauncey student housing property near Purdue University in West Lafayette, IN. Wiegmann is serving as the Engineer of Record (EOR) and design/build HVAC mechanical contractor for the project.  The general contractor is Brinkmann Constructors.  The property developer is CA Student Living, a division of Chicago-based CA Ventures.  The project is scheduled to complete Summer 2019.

Wiegmann is designing & installing the HVAC and Building Automation Systems to serve 300 studio, one, two, three and four-bedroom units across 15 stories.  Wiegmann’s HVAC systems will also eventually serve 11,000 square feet of retail, study spaces, fitness center and yoga studio on the first level as part of a future tenant improvement.  The building will be the tallest in West Lafayette.

The developer required an HVAC system that was compatible with the building’s height but was also cost-effective and energy efficient.  Split systems were ruled out because of excessive refrigerant line lengths. Wiegmann designed an energy efficient HVAC system with the cooling tower, pumps and boilers housed in a mechanical penthouse on the roof.   A building automation system for the tower/boiler plant will enhance temperature control and consistency across spaces and maximize energy efficiency.

Wiegmann Associates completes U.S. Auto Force’s new warehouse in Colorado Springs, CO

Wiegmann Associates has completed HVAC work for U.S. Auto Force’s new 87,000-square-foot warehouse in Colorado Springs, CO. The general contractor for the design/build project was Brinkmann Constructors.

Wiegmann Associates designed a cost effective HVAC system to serve the warehouse and offices as well as forklift charging and battery exhaust systems. They also designed a five-zone Building Automation controls system for enhanced and remote temperature control for the office space.

Wiegmann also was the HVAC and Building Automation contractor for the new 43,500-square-foot warehouse for Mygrant Glass, a tenant in the same building owned by developer U.S. Venture.  The project was completed on an accelerated five-week schedule.

Wiegmann Wins Design/Build Award For HVAC & Refrigeration Project For $18 Million Hoffman Beverage In Chesapeake, Va

Wiegmann Associates won a Contracting Business Design/Build award for their work on the $18 million expansion of Hoffman Beverage in Chesapeake, Virginia. The design/build HVAC, refrigeration and building automation system (BAS) controls project included the expansion and renovation of the beer distributor’s 217,392-square-foot beverage distribution center and office. The general contractor was ARCO Beverage Group.

Wiegmann was challenged to design an effective HVAC system for several very diverse areas of the Hoffman Beverage facility, ranging from 26,000 square feet of office space to a controlled environment warehouse (CEW) with 32-foot ceilings and a 32,000-square-foot low-temperature refrigeration draught cooler.

Wiegmann engineered an energy-efficient HVAC and BAS system that reliably maintains the temperatures of beverage product as they move through several indoor environments at the facility. Beer distributors are required to monitor and report all temperatures in warehouse and draught cooler spaces.

Wiegmann carefully engineered and planned this three-phase project to enable the beverage distribution facility to continue operating with minimal downtime during construction. The existing refrigeration units had to be relocated twice – first moved within the existing building to allow for construction of the new warehouse, then later relocated to the roof of the new warehouse.

Phase 1 included a 115,440-square-foot expansion of the controlled environment warehouse (CEW) and new 32,000-square-foot warehouse. Phase 2 of the project involved the expansion and renovation of existing office space. During Phase 3, the existing 81,237-square-foot warehouse was renovated and additional new office space was constructed.

Hoffman Beverage is a large distributor of beer and non-alcoholic products in the Hampton Roads region of Virginia, with 5.2 million in case volume and $100 million in annual sales.
